Sotefin Bharat Limited is an established provider of mechanized and automated parking solutions, delivering comprehensive turnkey services to its clients. Incorporated in 2012, the company's core value proposition is built upon integrating advanced automated parking technologies with the requisite supporting infrastructure to ensure seamless, end-to-end project implementation. The underlying business model encompasses system design, in-house manufacturing, on-site installation, and long-term operations and maintenance (O&M) services. The company operates in India with strategic technology support from Sotefin SA, Switzerland—a global innovator that pioneered the patented trolley-based vehicle transfer system in 1959. The company caters to a highly diversified client segment comprising private real estate developers as well as prominent government and institutional bodies. Key public sector customers include the Municipal Corporation of Delhi (MCD), Municipal Corporation of Greater Mumbai (MCGM/BMC), Central Public Works Department (CPWD), and Mumbai Metropolitan Region Development Authority (MMRDA). In the private sector, it serves reputed developers like AUM G M Heights, Hubtown Limited, and Mesacon Spaces LLP. Geographically, the company's footprint covers major Indian metropolitan areas such as Delhi, Kolkata, Mumbai, Pune, Varanasi, and Trivandrum, alongside an expanding international presence with project executions in the United States and Dubai. Sotefin Bharat operates a dedicated manufacturing infrastructure located at Bagnan, Howrah (Mouza Kulepairi, West Bengal), which spans an area of 1,786.19 square meters. The company currently commands an installed structural and fabrication manufacturing capacity of 4,000 car spaces per annum against an optimum manufacturing capacity of 10,000 car spaces per annum. While essential structural components are manufactured in-house to maintain strict quality and cost control, the patented SILOMAT Robotic Dolly is currently imported from Switzerland. However, the company plans to utilize a portion of its IPO proceeds to progressively localize the production of this robotic dolly at a proposed new facility within the same premises. Operationally, the company demonstrates a robust execution track record, having successfully completed over 55 projects and deploying more than 12,000 parking spaces to date, with over 30 projects currently under active execution. The company is ISO 9001:2015 certified and operates with a dedicated workforce of 147 permanent employees. On the technology front, Sotefin Bharat has implemented enterprise-grade IT infrastructure, utilizing Blackbox NAS and Sophos Endpoint cybersecurity solutions, and has engaged Deloitte for SAP S4 HANA implementation to streamline operational scalability and data management. As per financial performance, Sotefin Bharat Limited has posted total income / net profits of Rs 56.87 Cr / Rs 6.25 Cr (FY24), Rs 94.15 Cr / Rs 11.31 Cr (FY25) and Rs 118.23 Cr / Rs 17.37 Cr (FY26). So as per previous financials data, the company has shown consistent top-line and bottom-line growth with an expanding EBITDA margin profile, while maintaining a highly comfortable debt-to-equity ratio of 0.31x as of FY26. But negative cash-flow in FY26 and higher trade receivables around 63% of FY26 total sales are red flags. Company has an average EPS of Rs 10.73 and average RoNW of 29.42% for the last three fiscals. Based on the pre-issue book value, the issue is priced at a Pre-Issue P/BV of 3.12 as per NAV of Rs 60.00 as on 31.03.26. Factoring in the fresh issue proceeds, the Post-Issue P/BV stands at 1.95. If we attribute the latest earnings of FY24, FY25, and FY26 to the expanded equity base post-issue, then the asking price is at a Post-Issue P/E of around 54.36, 30.02, and 19.56 respectively. As per RHP, a comparison between listed peers shows that the company does not have any listed industry peers in India, giving it a unique scarcity premium as a proxy play on the automated parking industry. On BRLM's front, Choice Capital Advisors Private Limited are associated with this IPO, and Choice Capital Advisors Private Limited has handled 9 IPOs in the last three fiscal years. (as on 13.07.26) As per financials, Sotefin Bharat Limited has shown an excellent PAT CAGR of roughly 66.7% between FY24 and FY26, RoNW is 26.98% and the Post-Issue P/E is 54.36, 30.02, and 19.56 respectively as per FY24, FY25, and FY26 earnings. So the issue looks attractively priced, but negative cash-flow in FY26 and higher trade receivables raises dobts. The company is a technology-driven, end-to-end automated and robotic parking solutions enterprise offering products starting from Fully Automated Robotic Parking Systems to Stack Parking Systems. So, we give a NEUTRAL rating for this IPO. Readers must consult a qualified financial advisor prior to making any actual investment decisions.
